Before You Sign the Lease, Call a Mold Testing Company

When it comes to purchasing a home or renting an apartment, it is very important that you find out whether your potential home has a problem with mold. No one wants to live in a place where there is a life threatening problem with air quality. Even though you may not think it is that serious, simply inhaling spores can cause some serious respiratory problems later on. If you have children and pets that are going to be living with you, you want to make sure that you are moving into a healthy environment. Many owners, real estate agents and management companies will not give you a definite answer on whether or not mold is present. This is why you should leave the inspection and removal up to a certified mold testing company.

No one is saying you should have every home you are looking at should be tested, but any place you are very serious about should be looked at. Mold testing every home you like can be a bit expensive if you are not willing to weed out some of the homes yourself. Here are some things you should look for that can signal whether or not that home or apartment has a problem with mold.

Do you remember your mother flushing the toilets and looking at the pipes of any place she was interested in? There was a specific reason she did this even though she may have looked silly to you as a child. Pipes that are leaking are a sign of a potential mold problem. Look under the sinks, flush the toilets and take a look at the pipes in the basement. If you see any sign of leakage or moisture, this home may not be safe for you and your family.

Smell the air all throughout the home. If you smell a stale, musty or mildew odor, there may be some spore growth going on where you can't see it. Turn on the A/C. A lot of times mold will grow where there is moisture and the HVAC system is a big breeding ground. If you smell mildew, especially after running the air conditioner for a few moments, move on to the next home on your list.

Be on the lookout for cracked or peeling paint. Also be on the lookout for walls and ceilings that are discolored. These are all signs of an impending mold problem. If you see any rust or condensation, run don't walk out of that place.

Of course, if you see a place that you really want to purchase or lease and you suspect that there is a mold problem, you can always hire a reputable mold testing company to come and investigate. They will be able to tell you if the infestation is mild enough so it can be treated or if the infestation is so severe that the home is not safe for anyone. If you take the proper precautions now, you can avoid a lifetime of health conditions, enormous medical bills and loss of investment.
